This Isn't Just A Transaction To Me, It's A Relationship!

My name is Michelle Ellis. Yes, I'm a real estate agent & I run an investment company. But I'm a human, first. In that picture to the left, that is my husband c.b.,  my boys, Nathan (RIP), Joshua, Enoch, Jachin, and my daughter Madison. Many parents want to teach their kids about what integrity looks like. So do I. But more importantly, everyday, I want to demonstrate it.

This Isn't Just A Transaction To Me, It's A Relationship!

My name is Ryan Sloper. Yes, I'm an investor. I run an investment company. But I'm a human first. In that picture to the left, that is my wife Tamara. My boys, Colton and Chase, and my daughter, our newest addition, Ella. Many fathers want to teach their kids about what integrity looks like. So do I. But more importantly, everyday, I want to demonstrate it.
Back in 2008, 09, I found myself in a great amount of financial uncertainty. I was a real estate agent. I was newly married. I had just bought a new house. And with everything that was happening with the financial crisis. I, too, was affected. Like many American families I faced possible foreclosure. I didn't have a job. I worked on commission. And nobody was buying homes. So I needed to reinvent myself. What I learned during this time was how to help families, like my own, to escape financial hardships through creative real estate solutions. I never intended to be doing what my company does now, but people kept seeking us out. I'm grateful and honored, to be able to help the families we do.
In 2010, in the midst of the 'Great Recession', I was approached by an elderly friend to help her - she was being taken advantage of by a crooked real estate agent, who had tricked her into signing her property over to him.  I immediately jumped on the phone and began making calls - soon I tracked down that agent's father, who called his son on the carpet and made him 'give the property back' (gotta love small Texas towns!).  That whetted my appetite for helping folks in difficult predicaments involving real estate.  I obtained my real estate license with the goal of doing just that, and had many positive successes over the next few years with creative real estate solutions for folks facing foreclosures, problem tenants, or simply needing/wanting to sell quickly for other reasons.

Fast forward 7 years - in 2017 our precious oldest son was taken from us in a lake accident. I experienced firsthand the debilitating effects of grief. Eventually, when I emerged from my ‘grief cloud’, I began to consider how difficult it must be for spouses, children, siblings and others of loved ones who have passed away to have to navigate the mountain of work that an estate in probate brings while also dealing with their grief. Over the last few years, the Lord brought several widows & widowers into my life who needed help with settling an estate.  After helping them navigate the process, I felt determined to use my experience to help my community. I have since helped a number of families who are dealing with probate.

I am a loving and dedicated mother and wife, and my personal goal is to help homeowners in Central Texas get what they want in regards to real estate, and to provide the best customer experience in the area. I'm grateful and honored to be able to help the families we do.

Situations We Can Help:

“Help, I want to sell my house quickly”

There is a multitude of reasons why a person or family needs to have this happen. You are in the right place. Through a simple 3-step process, we can make you a cash offer and close, on your terms, in as little as 7-days.

Vacant "as is" properties

There is nothing more costly than holding on to a vacant property. If it's not fully paid off, there is a mortgage, there are taxes, there is ongoing maintenance that gets neglected. Each day, that house then depreciates.

Properties that can't be financed

We see this all the time. A homeowner contacts a real estate agent. The real estate agent lists the property in the MLS. The traditional buyer tries to purchase that property by getting a mortgage. But because of the condition of the property, the bank won't lend the money to purchase. So the sale falls through. It goes back on the market. And this cycle repeats. The homeowner has now wasted 3, 6, 9 months...

Distressed properties

Getting behind on mortgage payments is easy to do. If there are unpaid taxes. If there is a foreclosure or recent or past bankruptcy. If there are liens against the property. All of these things can prevent a home from being sold because the title of the property has been clouded. For us, we specialize in these situations and help families escape them.

Financial hardships

The rising cost of medical bills, putting people in extreme debt. Or rising unemployment, or due to a downturn in a person's business, or because of high college-tuition costs, many families find themselves wanting to sell their home fast, to escape this pressure of financial stress. Each family is different. We customize each solution to each family.

Personal crisis / Family death

With 50% of marriages ending in divorce, and 100% of lives ending in death, this creates lots of situations where a property between a couple, or an inherited property, may need to be sold quickly for financial or legal reasons.
Why It's In Our Best Interest To Give You The Highest Possible Offer?
This is real simple. Our company makes a profit by buying properties. Renovating properties. Then selling those properties. As investors, our first job is to create a win-win solution for both us and the homeowner we're working with. We don't make low-ball offers because no smart homeowner would ever accept such an offer. Which means, without buying properties, we could never renovate properties, and thus, we could never turn a profit. So, our first and most important objective, is to make you the highest cash offer we possibly can, so that you will see it as a win-win to sell your property to us.
WE, Texan House Partners, stay in business, not by making low-ball offers, but by offering you the most we possibly can.

Our Mission:

Impact & Purpose Above Profit: Together with ImpactClub® cofounders and members. To date, more than $2.5 Million has been donated to local charities!

How It All Started

ImpactClub® was born out of a frustration. The fact is, people want to do more to impact the lives of others, but they don’t know how. This was especially true for me. So with my business partner, Ryan Fletcher, I joined the mission of ImpactClub®. We set out to build a community of likeminded folks, locally, who wanted to invest in our local charities.

On December 19th, 2016, the first ever ImpactClub® event took place. That night, in just 1 hour, Tom Mitchell, founder of Stillbrave Cancer Foundation, received a donation check of $11,200 as the first ever ImpactClub® winner.

Do you actually close with cash?
Yes we do. We will have a bank check for you at closing or wire funds to a designated account through the title company at time of recording. For legal reasons, we can’t just give you a brown paper bag with cash.
What if my home needs a lot of work?
No worries. This is why we exist. We buy homes in any condition. Lots of properties just can't be sold traditionally, because they don't qualify for traditional financing. And while homeowners could fix the property themselves, many just don't have the funds to invest. The expertise. Or the time that is required to execute a renovation. So, we buy these homes for cash, fix what needs to be fixed, then we put them on the market to be sold.
When can you close on our property?
We can close in as little as 5 days or on your timeline. You let us know when is ideal for you and we will make it happen. Every situation is different. Believe it or not most sellers do not want to close in 5-7 days. From the day we have a signed agreement we typically close in 30-45 days. The reason for this is that our sellers typically need some time to line up where they will be living next.
Do you really mean "As Is" ?
Yes, we really do mean "As Is." Don't do any cleaning. Don't do any repairs. Take what you want. Leave what you don't want. We'll take care of the rest. Remember, we buy properties for cash and renovate them for a living. We look at the potential a house has, not at the “as is” condition.
Why should I work with Texan House Partners?
This is our favorite question, and the easiest. Texan House Partners was born to create win-win situations for us and area families. Our belief: We all win or nobody wins. 99% of the time we can offer our sellers more money than our competition. We structure a purchase in more than one way. Depending on your situation, we provide a couple different options so you can choose which one works best for you.
How does the process work?
It's as simple as 1, 2, 3. The first step is to tell us about your property. And you do this be reaching out to us using the form on this page. Step 2, at your convenience, we'll schedule a time to come look at the property. And last, once we've seen the property, done our research, and understand your situation, so we know what is most important to you, we will provide you a cash offer.
Who do you typically work with?
This is one of our most common questions. Texan House Partners purchases homes from people of all kinds: Pre-Foreclosure due to late mortgage payments. Divorce. Relocation to another area. Probate or inheritance that needs a quick sale. Title or lien issues. Property needs too many repairs and you don’t have the money to get them done. Fire damage. Mold issues that could be harmful to your health and even condemn a property. Unwanted property. Abandoned or Vacant property. Building code violations. And more. All of the sellers that contact us are looking to sell quickly. There are definitely some unique reasons we have heard in the past and nothing surprises us. So whatever your reason is, just know that we are here to listen, help, and close when you want us to.
